What is an EPC?
-
Did you know that an EPC is current for 10 years? Furthermore, it can be reused as many times as required within that timeframe.
-
Currently regulation stipulates that an EPC must be commissioned before the first point of advertisement, if there is no current EPC for that building it should not be put on the market.
-
So, if you are advertising a building for sale or rent any person acting on behalf of the seller or landlord must ensure that an EPC has been commissioned for that building.
-
EPCs must be created by an accredited energy assessor who has the relevant insurance to carry out the assessments.
-
Regulations require EPC's to be given free of charge to the person who becomes the buyer /tenant of the property in question.
-
What does an EPC do? An EPC shows the energy efficiency rating of properties. This is the A–G rating for a building.
-
EPCs should also include a recommendation report, this is to show the client how they can improve the energy efficiency of the property.
-
The EPC also includes information showing which of the recommendations would apply for finance with The Governments Green Deal scheme.
