What is an EPC?

  • An EPC gives an overview of the efficiency of a building. 

  • EPC's works on a scale of A- G. A being the most energy efficient, meaning less carbon dioxide emissions. 

  • Every EPC will be valid for ten years and can be reused as required during that timeframe.

  • Currently, regulation stipulates that an EPC must be commissioned before the first point of advertisement, if a building does not have an EPC it should not be put on the market.

  •  A person acting on behalf of a seller or landlord must be happy that an EPC has been commissioned for that building before it is advertised. 

  •  EPCs can only be generated by an accredited, insured, energy assessor. 

  • Regulations state that an EPC should be provided free of charge to the person who becomes the buyer /tenant of the property in question.

  • Recommendation reports, are produced to show the client how they can improve the energy efficiency of the property.

  •  EPC's also include information showing which of the recommendations would qualify the property for finance with The Governments Green Deal scheme.
